What documents do I need to apply?
- Three (3) consecutive recent pay stubs (or equivalent income verification)
- Three (3) most recent bank statements per adult occupant
- Government-issued photo ID for every adult occupant
- Landlord and employer reference contacts
- Proof of BC residency for the past 12 months
- A list of all occupants who will live in the home

What are the income limits and rent prices?
- Studio: $1,960/month — household income up to $94,080/year
- 1-Bedroom: $2,139/month — household income up to $102,672/year
- 2-Bedroom: $2,647/month — household income up to $127,056/year
- 3-Bedroom: $3,614/month — household income up to $173,472/year
Are pets allowed?
Yes. The Cascades is a pet-friendly community, with dedicated amenity spaces (The Pet Project), outdoor areas, and in-suite finishes designed to hold up to life with four-legged companions.
Do I have access to all the amenities?
Yes — every one of them. From The Summit gym and wellness centre to The Retreat rooftop lounge, Chard Navigator concierge, Chard Elements smart-home technology, and every space in between. There is no separate amenity tier for Qualified Homes.
What does my lease actually look like?
Your tenancy agreement is governed by the BC Residential Tenancy Act — the same protections that apply to every renter in British Columbia. The agreement includes a copy of the Housing Agreement, which uses the regulatory term "Below Market." That term is a paperwork requirement and does not affect your day-to-day living experience in any way.
Will my income be re-checked after I move in?
Yes. Your household income will be re-verified no less than every five years. At that point, your combined household income must remain no more than five times the annual rent for your home. If your circumstances change, you'll be given notice and a reasonable opportunity to address any eligibility questions.
Can I tour the building before I apply?
Yes. Once your eligibility is confirmed, you'll be invited to book a one-on-one virtual leasing tour before The Cascades is complete — a guided walkthrough of the building, amenities, and your specific suite type. Virtual tours are available on weekdays and weekends, at a time that works for you.
How does the application process work?

Who is eligible to apply?
Eligibility is based on combined gross annual worldwide household income, excluding dependent children aged 18 or younger. At the time of application, your household income must be no more than four times the annual rent for the home you're interested in. Additional occupancy requirements apply — our leasing team can walk you through the details.
How are Qualified Homes different from market homes at The Cascades?
The short answer: they're not. Qualified Homes share the same building, the same amenities, the same finishes, and the same Uncommon Care from the on-site Chard team. There is no separate entrance and no separate experience — only a different way in, based on eligibility.
What are Qualified Homes at The Cascades?
Qualified Homes are a limited number of income-qualified rental homes at The Cascades — designed for households who fall between traditional housing options. They offer the same layouts, finishes, amenities, and level of care as every other residence in the community, with pricing based on household income.
