Applying for a Qualified Home at The Cascades is designed to be straightforward. From confirming your eligibility to move in day, every step is clearly outlined — and our leasing team is here to help along the way.

step 1
Check Your Eligibility
Before you apply, confirm that your household meets the income requirements for the home you're interested in. Eligibility is based on combined gross annual worldwide household income — excluding dependent children aged 18 or younger — and must be no more than four times the annual rent at the time of application.
Studio ($1,960/month): Household income up to $94,080/year
1-Bedroom ($2,139/month): Household income up to $102,672/year
2-Bedroom ($2,647/month): Household income up to $127,056/year
3-Bedroom ($3,614/month): Household income up to $173,472/year
You must either be a Canadian Citizen, A permanent Resident, or in Refugee Status, and have been a resident of British Columbia for the past 12 months.
There are a few additional occupancy requirements to be aware of. Reach out to The Cascades Leasing team — they'll walk you through everything and help you determine if you qualify.

Book A Virtual Tour
Once you have confirmed your eligibility, book a one-on-one virtual leasing tour to decide if The Cascades is right for you — a guided walkthrough of the building, amenities, and your suite type, available on weekdays and weekends.

Gather Your Documents
Proof of income for all occupants (3 consecutive pay stubs and the most recent Notice of Assessment (tax return))
Three recent bank statements
Government-issued photo ID for all adult occupants
Landlord and employer reference contact information
Proof of BC residency for the past 12 months (e.g. past lease agreement or utility bill)
Proof of residence status (Passport or Birth Certificate, Permanent Resident Card, or Refugee Approval Letter)
Disclosure of any assets, such as home ownership, investment accounts, and registered accounts such as TFSAs, RRSPs, or similar holdings
A list of all occupants who will be living in the home
Our leasing team may request additional documentation as needed to meet City of Vancouver requirements and verify eligibility for the program.

step 4
Submit Your Application
Apply online at thecascadesrentals.com/qualified with your preferred unit type, household income details, and supporting documents. Applications are reviewed in the order they're received.

step 5
Review & Sign Your Lease
Your lease is governed by the BC Residential Tenancy Act. Rent is set based on CMHC Rental Market Survey limits and the Housing Agreement with the City of Vancouver. Household income is re-verified no less than every five years.
